Hurricane Isaias damage in Santa Rosa Beach: a 116 mph gust on 30A
Santa Rosa Beach and 30A saw a reported 116 mph wind gust during Hurricane Isaias, with the wind driving seawater onto the coast, per CNN. Source: CNN I found no reporting of specific damage to any property along 30A. Standing seam metal roofs, overhangs, stucco and large glazing are common wind failure points.

What I offer in Florida is damage documentation for commercial property owners and expert opinions for attorneys. Homeowners can use these guides or call me to talk it through. I do not hold a Florida or Alabama contractor license and offer no repair work; repairs go to a Florida-licensed contractor you choose, and you can verify any Florida license at myfloridalicense.com.
Florida law states:
The consumer is responsible for payment of any insurance deductible. It is insurance fraud punishable as a felony of the third degree for a contractor to knowingly or willfully, and with intent to injure, defraud, or deceive, pay, waive, or rebate all or part of an insurance deductible applicable to payment to the contractor for repairs to a property covered by a property insurance policy. It is insurance fraud punishable as a felony of the third degree to intentionally file an insurance claim containing any false, incomplete, or misleading information.

What do Santa Rosa Beach homeowners need to know about permits, debris and help after Isaias?
Walton County’s website has said very little so far about permits and debris after Isaias, and I would rather tell you that than guess. These notes are for homeowners documenting their own damage. I do not contract or repair in Florida or Alabama. I do not offer insurance help. Here is what I could confirm.
The county’s Isaias page, posted October 12, tells residents to follow the Walton County Emergency Management Facebook page for the latest information. Source: Walton County On October 13 the county posted a graphic called "Separating your debris information." Its contents are an image I could not read, so open it on the county site before you stack anything at the road. Source: Walton County Local reporting from October 10 quoted county officials saying debris collection would begin shortly, and gave the Community Information Center at 850-892-8394 for debris and other non-emergency questions. Source: WJHG Treat the start date as unknown until the county prints one, and do not assume your neighbor’s pile and yours will be collected on the same day.
For permits, the county page lists a Building Permits link and nothing storm-specific. I found no Walton rule on emergency repairs or fee waivers. Source: Walton County I will not borrow another county’s rule for your address. Call the county, ask in writing, and keep the answer with your photos.
County reporting forms exist. The same news report says residents and businesses can file Residential and Business Damage Assessment Forms. Source: WJHG Fill one out and save the confirmation next to your own photo set. Reports to a county are not a substitute for your own records. Coastal homes often show damage in places owners do not look first: under-house enclosures, decks, dune walkovers, pool equipment, and fencing along the lot line. Photograph each, wide and close, before cleanup. Along 30A, walk the beach side of the lot as well, because walkovers and dune fencing are easy to forget and hard to rebuild from memory later.
Two state notes. A boil water notice was in effect in Walton County, and Grayton Beach State Park has reopened. Coastal architecture and its wind-exposed details
From Seaside and WaterColor to Rosemary Beach and Alys Beach, building details include standing seam metal, copper accents, cedar shake, stucco, deep overhangs, cupolas and large glazed openings. These details are common wind failure points.
On a standing seam metal roof the usual trouble spots are panel seams and clips, ridge and eave trim, and fasteners at penetrations. On overhangs and soffits it is uplift. On stucco it is cracks that let rain behind the finish. On large glazing it is frame seals and shutters. Each has a typical failure that the street view will not show.
If you are not in town
Many of these houses are second homes, and many owners evacuated and have not been back. Caretakers and managers often do the first walk-around, and what they photograph from the ground is the first record of the property’s condition.
If you ask someone to look in on your house, ask for dated photographs of every side, the roof edges, the garage and any water they see, taken from the ground, and ask them to stay off the roof. Questions about what to photograph? Call to talk it through. Associations and commercial owners can read about first-hour documentation.

Questions, answered plainly
What should I know about roof damage from Hurricane Isaias in Santa Rosa Beach?
Santa Rosa Beach and 30A saw a reported 116 mph wind gust during Hurricane Isaias, with the wind driving seawater onto the coast, per CNN. Source: CNN I found no reporting of specific damage to any property along 30A. Standing seam metal roofs, overhangs, stucco and large glazing are common wind failure points.
My metal roof looks intact. Is it?
Possibly. Metal roofs can lose clips, loosen seams or lift trim without visible panels coming off. A close look at the seams and edges is the only way to tell, and it should be done by your own licensed roofing contractor.
I am out of state. What should my caretaker do?
Photograph every side from the ground with dates on, note any water inside, keep off the roof, and send you the files. That is a useful first record, and it needs no special skill.
Why does a 116 mph gust matter if the storm was a Category 2?
Sustained wind and gusts are different measures. A gust is a short peak, but roofs and trim can fail on peaks. It is a reason to look, not proof of damage.
Was 30A hit hard by Hurricane Isaias?
CNN reported a 116 mph gust at Santa Rosa Beach. Source: CNN In live video from 30A, Kristen Currie said by 10:15 p.m. that the worst had passed, with damage assessment to come the next day. Source: Kristen Currie, live video posted to Facebook from 30A I found no reporting of specific property damage.
What fails first on a 30A home in a big gust?
On standing seam metal: panel seams and clips, ridge and eave trim, fasteners at penetrations. On overhangs and soffits: uplift. On stucco: cracks that let rain behind the finish. On large glazing: frame seals and shutters.
Safety first, always
Do not climb a damaged roof. Stay clear of downed power lines, standing water and unstable structures, and follow guidance from local officials and FEMA.
For commercial owners in Florida I document damage, and in disputes I give technical opinions. Coverage questions go to your insurer, the Florida Department of Financial Services consumer helpline, or an attorney. I am not an attorney.
